There are reports of “dozens and dozens” of corrupt attorneys copying Mark Stopa scams. However, they don’t know about the ongoing criminal investigation. As a result, they falsely believe that he is getting away Scot free with the scheme.

It’s bad. It’s really bad. The Florida Bar and AG’s office is overwhelmed at the widespread nature of the crime.

Tampa attorney and Stopa protege Derek Carrillo has now taken Stopa’s scam to the next level.

Carrillo is much smarter than Stopa (most people are). He realized Stopa’s scam was way too messy. Therefore, Carrillo uses a “Partition Foreclosure Lawsuit” to perpetrate his foreclosure surplus scams.

The fake foreclosure surplus scam is the work of bottom-feeder criminals. They steal the deeds to negative equity homes and then fabricate a fake debt dispute between two colluding parties.

They intentionally keep the disputed fake debt under $30,000. This way they can file in County court where the judges are less sophisticated. They then agree to pay upwards of 50% of the stolen funds to bribe attorneys to file the fake foreclosure cases for them. This is all one big fraud on the court scam.

Their goal is to TRICK the county judge into signing a foreclosure judgment. The judgment then legitimizes the fake debt. The ruling also schedules the home to be sold at online foreclosure auction.

At the auction, the scammers employ several shill bidders to post shill bids to drive up the bidding.

The goal is to TRAP the unsuspecting buyer into overbidding on the negative equity property. As a result, it creates a large surplus which their corrupt attorney will collect from the clerk of the court.

This is the biggest real estate scam in Florida right now and it’s all being perpetrated by licensed Florida Attorneys.

So, why doesn’t the Florida Bar stop them?

They are frustrated by no action from the Florida Bar and the AGs office.
