Mark Stopa Has Devised A New Scam: He Is Stealing Vacant Abandoned Houses From Absentee Foreigners Who Own Property In Florida

Mark Stopa Has DevisedDisbarred attorney Mark Stopa has devised a new scam! He and Attorney Vestalia Aylsworth have teamed up with corrupt Attorney Adam Knight to steal real estate owned by absentee foreign owners.

These mostly elderly, retired European owners have either died abroad or are not receiving proper notice of past due taxes and/or code violations.

It’s a new twist on Stopa’s fraudulent Quiet Title scams he devised to rip off mortgage lenders before the Bartram ruling in 2016 put him out of business. (Bartram v U.S. Bank, N.A)

This time, Stopa, Aylsworth, and Adam Knight have all teamed up with what investigators say are “dozens” of other unscrupulous attorneys throughout the State of Florida. Together, they scour the past due tax lists from counties across Florida specifically looking for foreign owners that have died abroad or are not receiving proper notice from county code and property tax collectors.

Stopa is most interested in free & clear properties owned by foreign owners with past due taxes.

Once he finds a target to steal, Stopa will then go in and actually payoff all the past due taxes without actually owning the property and begin maintaining the home and landscaping out of pocket, all the while BILLING his services to the foreign owner of record without their consent.

To steal the title to the home and get all his money back, Stopa has Aylsworth fabricate and file look-a-like “imposter LLCs” that mimic the foreign LLC name who is listed as the current owner of record by the property appraiser.

They do this to manipulate the court and fool clueless Judges into assisting them in stealing the title.  In the complaint, Stopa and Aylsworth concoct some bullshit story of Stopa’s imposter LLC (fabricated by Aylsworth) as having a (fake) “business relationship” with the current owner where the the paperwork was “unfortunately lost.” 

They file a bogus Quiet Title action against the abandoned home in order to trick the judge into granting a FJ where Stopa’s imposter LLC is declared the lawful owner.   This is the EXACT SAME SCAM Stopa ran on Federally insured mortgage lenders for years.

In some cases, Alysworth and Stopa allege a fake disagreement with the current owner of record alleging they are “co-owners”. They then falsely file a partition action to force the sale of the abandoned property in order to collect fabricated ownership fees through a partition foreclosure sale surplus.

Stopa and Aylsworth are literally STEALING THE OWNERSHIP TO FREE & CLEAR HOMES ALL OVER FLORIDA and the Statewide Prosecutor and FDLE say they are handcuffed until the Florida Bar finishes their investigation of all the co-conspirator attorneys.

It is all complete fraud on the court. Yet, Judges all across Florida continually approve these frauds on the court filed by Stopa’s corrupt crime family Attorneys like Aylsworth and Adam Knight. Why? It’s because Judges assume since a licensed attorney submitted the action it must be legitimate. Stopa is using this strategy as a basis to steal the ownership of a foreign owner’s property. He then sells the property and pockets the surplus.

Here’s An Example Of What This Trio Of Morally Bankrupt People Are Doing:

The Theft Of 1821 Pacific Ave, North Fort Myers, FL  (Lee County Case 25CA-2597)

Stopa and Aylsworth created an imposter LLC named “East European Eagle Equit LLC” as a FLorida LLC. This was done to mimic the true owner of record, a German LLC named “East European Eagle Equity LTD.”
Stopa did this to collect surplus funds from the property. However, the funds would rightfully go to the German LLC and it’s German owner Andreas Flory.
Stopa and Aylsworth teamed up fellow scumbag attorney Adam Knight. The triumvirate of fraudsters  ran everything through Kight’s XQ13 LLC managed by his law firm KNIGHT FIRM LLC. The Knight Law Firm operates out of a UPS store address of 503 E Jackson St, Tampa Florida.
The trio then colluded together to claim a dispute that did not exist and was completely fabricated.  The property was sold at foreclosure auction and they are seeking to now steal the surplus.

The Theft Of 152 Myakka Dr., Venice, FL (Sarasota County Case 25CA-5401)

This property sold at tax deed auction where it generated an $85,446.37 surplus. In this case, Aylsworth and Stopa are trying to fraudulently collect surplus funds. They are using their imposter LLC to sue the rightful owner, East European Eagle Equity LTD, a German LLC.
Yes, the complaint is silly. However, Florida Judges still approve the bullshit.
Stopa drafts the briefs and files it on the Florida efile sytem on behalf of Aylsworth files it. They use the judgment issued by judge to steal the surplus from absentee owner.

The Theft of 3121 Wisteria Pl, Punta Gorda, FL (Charlotte County Case 24CA-1035)

In this case, Stopa drafted a fraudulent Quiet Title complaint and filed it under Aylsworth’s name on April 24, 2024. In the complaint, Stopa and Aylsworth alleged a fake business transaction with the true absentee owner. However, the two claimed that, “unfortunately all the paperwork was lost”.   
The German owner of the property originally purchased this property for $66,000 in April 2014. However, he disappeared in 2021 after the COVID-19 pandemic and has not been heard from since.
The property was free & clear with no mortgage. However, the property taxes went unpaid nor was anyone maintaining the home.
As a result, Stopa saw an opportunity to steal this property. He started paying the past due taxes and maintaining the property to protect it. He did this so he could steal it from the owner or his heirs.
Aylsworth filed Stopa’s bogus Quiet Title complaint. A Charlotte County Judge signed Final Judgement granting STOPA IMPOSTER LLC the true owner. To finished the equity steal, Stopa and Aylsworth team up with corrupt Attorney Adam Knight with X13 LLC holding company to concoct a contrived “ownership dispute” in order to push the property to partition foreclosure.
These THIEVES are NOT THE OWNERS of 3121 Wisteria.  The TRUE owner is a foreigner who does not live in the USA.  Stopa, Aylsworth and Knight are STEALING vacant abandoned properties by manipulating Judges to grant them title through contrived Final Judgments.

The Theft of 3214 Vasco St Punta Gorda, FL (Charlotte County Case 24CA-1820)

In this case, Stopa and Aylsworth filed another bogus complaint. As before, a Charlotte county Judge entered foreclosure judgment declaring the imposter LLC the lawful owner. Therefore, Stopa and Aylsworth were allowed to collect surplus.

There are many more these Stopa cases all over the State of Florida. Mark Stopa has been doing this for YEARS and he will never stop.
He has dozens of morally bankrupt and unscrupulous attorneys assisting him.
There are also now legions of copycat attorneys doing the same crimes. Why? They figure if Stopa can get away with it, so can they. Florida lawyers are all using their law license to file frauds on the court.
They are all attempting to make a quick buck by stealing property from deceased or absentee foreign owners.
Dozens of attorneys know they can get away with it. Why? They know clueless judges who will blindly approve whatever they file.
